At Jericho we don’t charge letting fees. We do have an application process which is outlined below. We understand that good tenants are the lifeblood of our business. First steps
You can check out the properties we have on offer through the properties page of this site. If you’d like to view one of the properties, call us. If you’re interested in the property after the viewing, we’ll ask you to fill out an application form. The information collected will be used to assess your suitability for tenancy. We’ll supply you with an application when you view the property or you can download one through the Downloads box on the right hand side of this page. We will need a photocopy of your drivers license or passport (and to sight the original) before we can process your application.
Coming on board
When you sign a tenancy agreement with us, we’ll draft an inspection report with you detailing the state of the property and any fixtures or fittings. You’ll need to sign this report together with a representative from Jericho. The report will be referred to at the end of your tenancy when a bond inspection is conducted. It’s therefore vital that you’re happy with the contents of the report. Be sure to check it thoroughly.
Rent
In accordance with your tenancy agreement, rent is payable on or before the due date. Failure to pay rent on or before the due date will result in proceedings being taken to terminate your tenancy. We have a zero tolerance policy to rental arrears. If you think a rent payment might be late for any reason please get in touch with us immediately.
Inspections
It’s likely we’ll conduct a number of inspections of the property during your tenancy. The intervals at which inspections take place vary from property to property. We’ll be in touch with you to arrange a suitable time well in advance.
General maintenance
General wear and tear on properties means that repairs are needed from time to time. Please inform us (in writing) as soon as any such needs arise. We'll supply you with some maintenance request forms at the start of your tenancy or you can fill out a form online (available through the Quick Links box on the right hand side of this page). We’ll do all that we can to take care of the problem as quickly as possible. If something breaks or breaks down and you don’t let us know you run the risk of having monies deducted from your bond at the end of your tenancy. We don’t like doing this to our tenants but its part of our job. If something goes wrong let us know ASAP.
Urgent maintenance
Should the need for urgent repairs arise please call us and we’ll take care of the situation. Someone will be available to take your call 24 hours a day 7 days a week. If for any reason you’re unable to reach us, you should contact one of the trades people listed on the urgent maintenance card given to you at the beginning of your tenancy. You should only call one of our trades people yourself if you’ve been unable to contact us in the event of an emergency (broken water pipe, electrical failure etc.). If an emergency callout is made for a non-essential repair, you will be responsible for the callout fee.
At the end of your tenancy
In the last 21 days of your tenancy it’s likely we’ll need to show prospective tenants through the property. We’d appreciate your cooperation and will check with you to arrange a suitable time beforehand. We’ll conduct a bond inspection after you’ve moved out. Once we’re satisfied that the property is clean, tidy and free from damage we’ll organise the refund of your bond. |
