We don't charge letting fees

 

We don’t charge letting fees. We never contract this work out to agents who charge letting fees either. Letting fees can alienate prospective tenants. Most will avoid paying them if possible. Many refuse to pay them altogether (and won't even attend viewings if there's a letting fee involved). Less interest in a property = an increased risk of downtime, which means extra expense for Property Owners. Anyone who tells you any different is selling something (probably letting fees). What’s more, letting fees decrease a Property Managers' ability to negotiate favourable terms i.e. higher rents, longer leases, higher bonds, earlier start dates etc. If we ask an incoming tenant to pay a $600 dollar letting fee, how likely are they to move in a week earlier (and pay rent in two places) to suit the owner? Property Managers shouldn't make money at the expense of their clients - letting fees can represent a conflict of interest.

Via a secure login facility, each client can view statements, check up on inspections, monitor the progress of maintenance etc. All day, every day.

 

 

Our approach to management fees is unique - tailored to the individual needs of each property

 

Firstly, each property gets its own management commission percentage.

 

Secondly, a percentage on incoming rent and minor maintenance is all we ever charge (maintenance over $250 attracts no commission). You won't pay us anything else to manage your property.

 

Thirdly, the commission percentage drops as the rental value of your property increases, so that owners of higher-than-average value rentals aren't lumped with disproportionate management fees. When we increase the rent, the commission goes down as well.

 

Lastly, we charge less when there's likely to be less work involved in the management of a property. We charge less to manage apartments, and some townhouses for instance. We also offer a 4% sitting tenant discount when we’re taken on and there are tenants already in place. All clients coming to us with tenants already in place will start on just 4% plus GST. This rate will ‘naturalise’ when we let the property ourselves – i.e. start at 8% and have any relevant discounts applied. We offer a discount to clients who have us manage more than one property as well.

 

We focus on what we think is fair and offer some of the lowest rates in the industry as a result. Our first priority is quality of service, but we understand that value for money is important too.

 

 

We specialise in residential property management

 

We don't sell houses. Residential property management isn't a sideline for us - you'll always know where our focus is, and what our motives are.

  

 

We’ll rent assess your property for free

 

We’ll stand behind any rent assessment we make and offer advice on improving yields where we can. We’re happy to drop by out-of-hours to do this, and of course there are no strings attached.

 

We don't let just anyone into our properties

 

We spend a lot of time sourcing and vetting applicants - our ability to place and retain good tenants is the backbone of our business. Unlike many of our competitors who seem to operate on a first-come-first-served basis, it's the applications we turn down that make us who we are.

 

We use fixed term leases exclusively (unless they really don't suit your position)

 

Our clients enjoy high occupancy rates, great rents, and better tenants as a result. Fixed terms let us decide when a property becomes available. We can avoid difficult time of year and start marketing months in advance. If someone hands in notice at the wrong time of year in a periodic tenancy, it could very easily cost you thousands in missed rent. Believe it. We bring almost all of our tenancies up in peak letting times. Sounds like common sense right? We're the only property management company in Wellington that we've come across who do this.

 

We offer a 200% satisfaction guarantee to new clients

 

If you’re at all unhappy with the management of your property in the first 3 months of our business relationship we’ll gladly refund our management fees in full, twice.

 

Changing to us from another property management company is easy

 

All you need to do is fire an email off to your old company, sign a Management Authority (of no fixed term) with us and we'll take care of the rest. All this can be done by email or fax. We work hard at making these changeovers seamless. What's more, if you come to us with the property already let, the commission we charge will be lower. Call us now to discuss your needs.
